1. Purpose
These terms govern the use of the website ten-advisor.com and the real estate advisory services offered by TenAdvisor, a commercial entity operating in South Tenerife.
2. Services offered
- Real estate search and negotiation (purchase, sale, long-term rental).
- Legal support and notarial coordination.
- Administrative procedures (NIE, empadronamiento, taxation), via our partner GestiSure.
3. Quote and engagement
Any advisory engagement is subject to a prior quote and a written agreement. The first exchange is free and without commitment.
4. Fees
Fees are communicated case by case according to the nature of the project and the duration of advisory. No hidden costs.
5. TenAdvisor's obligations
- Absolute confidentiality on the information provided.
- Fair and transparent information on properties and procedures.
- Coordination with independent professionals (notary, lawyer, bank) without conflict of interest.
6. Client's obligations
- Provide accurate and up-to-date information.
- Respect the agreed deadlines for document submission.
- Pay the fees on the agreed dates.
7. Limitation of liability
TenAdvisor acts as advisor and intermediary. Final decisions (purchase, sale, signing) remain under the full responsibility of the client. Formal tax or legal opinions fall under qualified professionals (lawyer, notary, tax advisor).
8. Applicable law
These terms are governed by Spanish law. Any dispute will be submitted to the competent courts of Santa Cruz de Tenerife.
